Local detail
Same clinicians statewide. The housing market is what differs.
What Fort Worth landlords actually ask for
Fort Worth's rental stock skews newer and more suburban than Dallas's, with a lot of it inside master-planned communities that carry HOA covenants on top of the lease. Two sets of rules means two places a request can stall, and Tarrant County renters often only discover the second one after the leasing office says yes.
A Fort Worth landlord may approve your assistance animal while the HOA still objects on breed or weight grounds. The covenant does not override the Fair Housing Act, but you may have to say so twice, in writing, to two different parties. Ask your property manager who actually decides before you argue with the wrong one.
One thing specific to Fort Worth
Tarrant County has a large number of newer build-to-rent neighbourhoods, where the landlord is a single company owning whole streets. These operators tend to apply one national policy uniformly, which cuts both ways: consistent process, but a policy written for pets rather than for assistance animals, so cite the standard explicitly.
The law itself is federal and identical statewide, so rather than repeat it on every city page we have written it up properly: what to do when a letter is rejected, the difference between an ESA and a psychiatric service animal, and how campus housing requests work.
Fort Worth questions
Asked by Fort Worth renters
My Fort Worth HOA has a 25-pound limit and my dog is bigger. Now what?
A weight cap in a covenant generally cannot be applied to an approved assistance animal. Send the HOA the same written request and verification you gave your landlord, and ask for their decision in writing. If it is refused on weight alone, that refusal is the document you would take to HUD or the Texas Workforce Commission.
Who approves the request — the landlord or the HOA?
Usually the landlord, since the lease is with them, but a covenant-controlled community may require its own sign-off. Ask in writing which entity decides, then submit to that one. Sending it to both at once costs nothing and avoids a fortnight of being redirected.
General questions about eligibility, timing and the law are answered on the homepage and in the guides above.
